Domo Loal S.L. (Ibiza Domo), acting in the great majority of the cases as mediator, transmits the conditions established by each one of the owners and holders of the villas of our catalog to the clients. Nevertheless, next we detail the basic points that determine the terms within which, in general, the conditions of the rent are regulated:


1.- Acceptance of the conditions

The general conditions established for the rental of each villa will be signed by the clients as a sign of conformity always before the delivery of the keys of the property. The client can sign and send them from the moment of the reservation, or do it in our offices at his arrival in Ibiza. In no case it will be possible to deliver the villa without having these conditions previously signed by the client.


2.- Reserve deposit


The receipt of any amount in our bank account does not in itself imply the formalization of a reservation. A reservation is considered confirmed from the moment the client receives the confirmation voucher issued by Domo Loal S.L.. The amount requested as a reservation deposit varies according to the conditions established by the owners of each property, and the rest pending payment must be paid before the keys are handed over, in the manner determined in the reservation conditions.

3.- Concepts included in the price

The price includes the exclusive use of the furnished and equipped villa and its facilities. The consumption of water, gas and electricity are included in the prices, as well as the use of all the equipment of the villa (sheets, towels, household goods, electrical appliances, etc.). Independently of the cleaning regime established ‘by default’ in each property, Domo Loal S.L. (Ibiza Domo) offers its clients the possibility of including other options, adapting the rental price to the frequency of the cleaning service chosen.

4.- Cancellation policy

Domo Loal S.L. (Ibiza Domo), acting as mediator, will apply in each case the cancellation policy imposed by each property. However, unless otherwise stated, the following general rule prevails:

– Up to 45 days prior to arrival, the penalty will be 30% of the total rental price.
– Between 45 and 30 days prior to arrival the penalty will be 50% of the total price.
– From 30 days prior to arrival, the total rental price will be charged.

In case of cancellation, Domo Loal S.L. (Ibiza Domo) will negotiate on your behalf with the owner of the villa in order to obtain the best possible conditions, in accordance with our customer service policy.


5.- Security bond

The reservation conditions establish a security deposit that must be deposited before entering the villa, the amount and method of payment of which varies according to each property and which will be used to cover possible damages, breakages or any damage to the villa or its facilities that do not come from normal wear and tear of the property. This deposit will be refunded at the moment of leaving the villa, once its condition has been checked. In the case of damages whose cost cannot be determined at the time of departure, a period of refund of the difference is established within a period not exceeding 15 days. Only occasionally and after express agreement with Domo Loal S.L. (Ibiza Domo), this amount may be used to pay for extra services contracted by the client or paid by Domo Loal S.L. (Ibiza Domo) as a supplement.


Number of persons

The total number of persons occupying the rented property must not exceed the number of places established in the booking conditions, except in the case of children under two years of age. In general, the property or owners of the villa reserve the right to revoke the reservation at their discretion in the event that this paragraph is not respected, or to deduct from the security deposit the amount that the property may claim in this respect.


7.- Access to the property

Both the staff of Domo Loal S.L. (Ibiza Domo) and the owners of the villas must have access to the villa at reasonable times and times to carry out any maintenance work that may be necessary, as well as in case of breakdown in any of the facilities or services.


8.- Client’s responsibilities

The general conditions state that the client undertakes to maintain the property, its furnishings and equipment in the same condition as they were at the time of arrival, being responsible for any damage or loss occurring in the property or its contents during their stay, and agreeing to take care of the appropriate compensation through Domo Loal S.L. (Ibiza Domo) for any damage that may be caused outside normal use. The client must deliver the villa free of garbage and waste, and otherwise a surcharge of 55 € will be applied on departure or to be deducted from the security deposit.

It is expressly forbidden to use the villa for parties, events and celebrations without the express consent of the property, and likewise access to the villa by persons in excess of the number established in the booking conditions must also have the prior authorization of the property.
The installation and use of other equipment or sound systems other than those included in the villa’s facilities is not permitted, except with prior authorization. In accordance with current legislation, outdoor music is prohibited throughout the island after midnight. Possible formal complaints from neighbors or denunciations from the authorities for non-compliance with these rules may result in the loss of the security deposit and even immediate expulsion from the property.


9.- Valuables

Valuables that clients may deposit in the property will be under the client’s own responsibility, and the property will not be responsible for their loss or breakage. In rental properties in tourist areas there is always a certain risk of theft. In case of theft or attempted theft the client must notify Domo Loal S.L. (Ibiza Domo) immediately. Domo Loal S.L. (Ibiza Domo) is not responsible for possible losses resulting from theft in the property.
